Why Manchester projects need a specialist facilitator

Manchester is one of the UK’s most active development markets; student accommodation, residential towers, commercial regeneration, healthcare and education. We’ve been delivering utility connections across the region for years, and our repeat client rate reflects the relationships we’ve built with Manchester and Salford developers and contractors.

The Manchester challenge

✖  Manchester is one of the UK’s most active development markets; competition for programme slots with network operators is intense

United Utilities is one of the busiest water authorities in the country; timescales can be long if you engage late

Cadent North West manages a dense, ageing gas network. Conflicts and diversions are common on brownfield and city centre sites

✖  Transport for Greater Manchester and 10 separate borough councils each have their own highway authority processes; S278 coordination is complex

Student accommodation dominates the Salford and Manchester city centre pipeline, term start deadlines are immovable, and there is zero tolerance for late connections

The sheer volume of development activity means contractor availability needs to be secured early

How we handle it

✔  Early programme engagement — we recommend instructing us at the planning or pre-commencement stage to secure network operator slots before your competitors do

Established United Utilities relationships, we know the SLP market and the UU adoption team, which means faster approvals and fewer surprises

Local contractor network. Our proximity to Manchester means we have established relationships with NERS, GIRS and WIRS accredited contractors working in the North West

TfGM and borough council highway coordination managed as standard. We’ve navigated Greater Manchester’s complex highway authority structure many times

Student accommodation specialists, we understand term start deadlines and build backwards from them. If the connection isn’t live before students arrive, everything else is irrelevant

One account manager across all utilities and all stakeholders — no risk of the DNO, GNO and water authority processes running out of sync with each other

Network operators in MANCHESTER

The utility networks we work with in the North West

The Gas Distribution Network

Electricity North West (ENW)

Distribution Network Operator for Greater Manchester and the wider North West. We access NERS-accredited ICPs and IDNOs operating in the ENW area for competitive connection quotes.

Cadent (North West)

Gas Network Operator covering Greater Manchester. We access GIRS-accredited independent contractors for competitive gas connection quotes rather than just going directly to Cadent.

United Utilities

Water authority covering the North West, including Greater Manchester. We access WIRS-accredited SLPs and NAVs for competitive water connection quotes.

Transport for Greater Manchester & Local Councils

Highway authorities for Section 278 and traffic management coordination.

Getting you the best price

Not just the network operator’s standard rate

For most utility connections in London, you are not obliged to go directly to the network operator and accept their standard quotation. The market allows for competitive alternatives across all three main utilities, and we access that market on your behalf.

Electric

We obtain competitive quotes from NERS-accredited ICPs and IDNOs operating in the ENW area, regularly delivering better pricing than going direct to Electricity North West.

Gas

We access independent GIRS contractors in the Cadent North West area, obtaining competitive quotes rather than accepting Cadent’s standard rate.

Water

United Utilities permits the use of WIRS-accredited SLPs and NAVs. We obtain competitive SLP quotes on your behalf, on larger North West residential and commercial schemes, the savings can be substantial.

Multi-utility

When coordinating all three utilities through our multi-utility service, the open market advantage applies across electric, gas and water simultaneously, one package, three competitive quotes, one account manager.

common questions

Utility connections in Manchester – your questions answered

=
=
Which DNO covers Manchester for electrical connections?

Greater Manchester falls within the Electricity North West (ENW) distribution area. ENW manages the electricity distribution network across the North West and we have an established working relationship with their connections teams. We also access NERS-accredited Independent Connection Providers and IDNOs operating in the ENW area to obtain competitive quotes on your behalf.

=
=
Do you cover the whole of Greater Manchester?

Yes, we deliver utility connections across all Greater Manchester boroughs including Manchester, Salford, Stockport, Trafford, Rochdale, Oldham, Bolton, Bury, Wigan and Tameside. As a Lancashire-based business, we're ideally positioned for the North West market and have an extensive project portfolio across the region.

=
=
Can you get cheaper water connection quotes than United Utilities?

In most cases yes. United Utilities permits the use of WIRS-accredited Self-Lay Providers (SLPs) as an alternative to their own connection teams. SLPs compete on the open market and we obtain competitive SLP quotes on your behalf. On larger residential and commercial schemes in Greater Manchester, the savings compared to United Utilities' standard rate can be significant.

=
=
Do you have experience with Manchester's student accommodation market?

Extensive experience. We've delivered multi-utility connections for over 1,300 student accommodation rooms in Salford alone, including two phases of a major development for a national operator and a 457-bedroom scheme for another client. We understand the specific programme demands of student accommodation — connections must be live before term start and there is zero flexibility on that deadline. We build that requirement into our programme from day one.
