Warehouse and Distribution Boom

The UK is experiencing a boom in warehouse and distribution centre construction, fuelled by the explosive growth of e-commerce and fundamental shifts in consumer behaviour. This logistics revolution is reshaping the industrial property landscape and creating substantial utility infrastructure challenges that developers must navigate to deliver successful projects.

New warehouse construction orders amounted to over £5 billion in 2021, a record high since 1985. The sector has seen remarkable acceleration, with the UK experiencing 88% more transport and storage business premises in 2021 than in 2011, and 21% more than in 2019. Online retail is the primary force behind this warehouse explosion. Online retailers have increased their warehouse space by 614% since 2015, representing the largest increase in occupation by a huge margin.

Substantial Electrical Power Requirements

What distinguishes modern logistics facilities from traditional warehouses is their dramatically increased electrical demand. The evolution from simple storage spaces to sophisticated automated fulfilment centres has created substantial power requirements that challenge existing utility infrastructure.

Warehouses and distribution centres typically require three-phase electric power systems to handle their substantial loads. For a typical large-scale warehouse of 500,000 square feet, this can translate to electrical demands of several megawatts, particularly when factoring in automated storage and retrieval systems, conveyor and sorting systems, climate control, lighting and IT infrastructure.

For many large-scale developments, standard distribution network connections are insufficient. Facilities may require dedicated substations, high-voltage connections, or significant network reinforcement to accommodate their power demands. The planning and delivery of these electrical connections can take months or even years, making early engagement with utility providers critical.

Water, Gas and Telecoms Infrastructure

Beyond electricity, modern warehouses have substantial requirements for other utilities. Water infrastructure is essential for:

Fire Suppression Systems: Large warehouses require extensive sprinkler systems with a substantial water supply and pressure

Welfare Facilities: Staff break rooms, canteens, and washroom facilities for hundreds of employees.

Climate Control: Cooling systems for refrigerated areas and HVAC systems.

Process Water: For facilities involved in food handling, manufacturing, or goods processing.

Gas connections are often required for heating large warehouse volumes efficiently, particularly in refrigerated facilities, and for backup power generation systems that provide resilience against electrical outages.

Modern logistics operations are data-intensive. Warehouse management systems, automated picking equipment, real-time inventory tracking, and fleet management all require robust telecommunications infrastructure. High-speed fibre connections have become as essential as electricity.

Planning Considerations

Securing utility connections has become a critical path item in warehouse development programmes. Unlike residential developments, where utility requirements are relatively predictable, the variation in warehouse power demands means each project requires bespoke utility design and connection agreements.

  • Early-stage utility feasibility studies are essential. Developers need to understand:
  • The impact of phased developments on utility requirements
  • Available capacity at the nearest connection point
  • Whether network reinforcement is required
  • The timescales and costs for connection
  • Whether dedicated substations or transformers are needed
